What We Do

There are two major considerations every building maintenance or operations manager must over-see:

          

           1. The building’s state of repair; and

           2. The health of the indoor environment for the occupants of the building.

 

Preventative (PM) and Predictive (PdM) Building Maintenance are the major tools used by most building managers to minimize repair costs, to avoid unnecessary damage to their structure and to maintain a comfortably, healthy indoor environment for the building occupants or tenants. 

 

An example of Preventative Maintenance (PM) is to replace/rebuild an air exchange fan motor every 5 years to avoid an unexpected breakdown.  Preventative maintenance cycles are often recommended by the manufacturer of the part or determined by management through experience.  Thermal imaging is used in preventative maintenance under laboratory conditions or in the real world by monitoring a sample of equipment to make broad decisions or operating procedures regarding all of the similar equipment in service for a building or group of buildings.

 

An example of Predictive Maintenance (PdM) is to replace/rebuild an air exchange fan motor just before it actually begins to fail.  This could be at the manufacturer’s recommended 5 year mark, or it could be at the 15 year mark because the part is monitored and kept in service for as long as it operates properly.  For predictive maintenance we use thermal imaging to periodically monitor & inspect all in-service equipment in  search of temperature spikes which indicate approaching failure.  By replacing a part just before it fails, you get the maximum service life from the part and you can greatly reduce costly, unplanned breakdowns.

13.  Lead in Paint or Soil Testing to determine if lead is present in your interior or exterior building paint or to determine if it is present in the soil where you are growing fruits and vegetables.  According to Health Canada, the latest medical and scientific research shows that absorption of even very low levels of lead into the blood may have harmful health effects on the intellectual and behavioural development of infants and young children.  Lead absorption can also cause otherwise healthy people to produce fewer red blood cells.  Some of the more prominent symptoms of lead poisoning include headaches, irritability, abdominal pain, vomiting, anaemia (general weakness, paleness), weight loss, poor attention span, noticeable learning difficulty, slowed speech development and hyperactivity.  Because low-level lead poisoning is often undiagnosed, it is difficult to determine the number of Canadians affected by exposure to low levels of lead each year.

Non-Destructive Testing (NDT) - Testing used to evaluate the condition of a component without causing damage. A highly valuable technique which thermal imaging excels at because it is non-contact, saves time and money under real world conditions.

                   

Thermal Condition Monitoring - Thermally monitoring a component over time to establish what the normal operating temperature range of the component is. Thermal condition monitoring can easily identify when the acceptable temperature range of a component is exceeded, so the component can be repaired or replaced before failure occurs.

Every motor, building, electrical system and marketable object has a design. Sometimes due to poor design specifications or changing environmental conditions, designs do not function as promised. Thermal imaging can quickly and accurately diagnose building or equipment performance and provide an opportunity to have a new item repaired or replaced under warranty.

A well designed system can still suffer from poor installation. The best component in the world will not work properly if it is not installed properly. Thermal inspections help to identify components that are not performing properly or deteriorating prematurely so they can be fixed before an avoidable situation becomes a disastrous situation.

Complimentary Maintenance IR Programs

 

Predictive Maintenance (PdM) - Monitoring the condition of in-service equipment to predict when maintenance should be performed before the failure occurs. Ex. Thermal images are taken of an in-service motor over time to monitor bearings and replace once the temperature rises to a set temperature known to occur shortly before failure.

Preventative Maintenance (PM) - Monitoring and inspection of equipment components (not necessarily in service) to create a schedule of adjustments, parts repair or replacement before failure occurs. Ex. Thermal images are taken of a motor under laboratory conditions in order to determine when the bearings can generally be expected to fail for this model under these specific conditions.

For PdM and PM equipment is monitored over time so that maintenance work can be better planned and what would have been "unplanned stops" are transformed into shorter and fewer "planned stops", thus increasing plant availability. Aside from money savings, advantages include improved safety, fewer accidents, less negative impact on the environment, and optimized spare parts handling.

Failure Maintenance - Components are not repaired or replaced until they fail. This results in unplanned stoppages, increased parts inventory and/or increased parts acquisition costs, delayed order fulfillment, lost customers, more accidents, decreased safety, higher insurance costs, higher labour costs, increased budgeting problems and lower overall performance.
